Anyone who expects to hold a factory unit and let it out has one question before all others: are rents moving the right way? A fresh round of figures reported by EdgeProp Singapore gives a partial answer, and it is worth reading closely because the next quarter's numbers have not yet arrived.

The industrial rental index rose 0.5% in the second quarter of 2026, following a 0.4% gain in the first. That leaves it at a level not recorded since the second quarter of 1996. Measured from the pandemic-era low in the third quarter of 2020, rents are up 27.2%, and the climb has now run for 23 quarters in a row. Multi-user factories, the category closest to a strata food factory, edged up 0.6% on the quarter, and occupancy in that segment stood at 90.5%.

For an owner thinking about a tenancy, the useful reading is less the headline and more the shape beneath it. A rising index describes the average across thousands of units. It does not set the rent for any one floor, and a unit's own condition, layout and loading arrangements will still decide what a tenant is prepared to pay. Business parks, for instance, slipped 0.1% in the same period, which is a reminder that the market is not moving in one direction everywhere.

The supply picture matters to landlords as well. About 4.4 million sq ft of industrial space is due for completion in the second half of 2026, but almost all of it is single-user factories and warehouses. Multi-user factory space makes up a sliver of that pipeline, at roughly 0.1%. Industry commentary quoted in the report links demand to artificial-intelligence-related manufacturing and electronics expansion, and notes that interest-rate conditions have kept investors engaged.

CT FoodNEX is a freehold B2 food factory at 2A Mandai Estate in District 25, developed by Chiu Teng Group through CT@Mandai Pte Ltd. It has 109 production units and one canteen across ten storeys, on a 7,459 sqm site, with completion targeted for 30 September 2027. For a future landlord, a completion date more than a year away is both a planning window and a reason for caution: today's rent levels are a reference point, not a forecast of what the market will look like when keys are handed over.

A sensible owner will therefore ask a few practical questions of any unit. Who is the likely tenant, and what do they need in terms of power, ventilation and floor loading? How long might a unit sit empty between leases? What are the running costs once management fees and maintenance are included? It is also worth remembering that strong rental data tends to attract attention, and attention can pull new supply forward. Watching the completion schedule alongside the rent index is a habit that serves landlords in any cycle.
