CT FoodNEX is a freehold, ten-storey ramp-up B2 food factory at 2A Mandai Estate, developed by CT@Mandai of the Chiu Teng Group. Its 109 modular production units and an industrial canteen are arranged in four module types, one for each band of the building.

CT FoodNEX ground storey: Platinum Deluxe

The ground storey carries the Platinum Deluxe modules. A unit at street level is closest to the loading area and to the entrances, which suits operators whose day is dominated by deliveries and dispatch. The internal vehicular ramp serves every floor, so the ground storey is the starting point of the vehicle route rather than the only floor with direct access.

Levels two to four at CT FoodNEX: Premier Deluxe

The next band holds the Premier Deluxe modules on levels two to four. Because the ramp reaches each of these floors, goods vehicles can pull up to the unit door instead of relying on a shared goods lift. For a food business, that cuts the number of times a product is handled between production and the truck, which is a practical point in a business where handling time matters.

CT FoodNEX levels five to nine: Classic Module

Five floors form the largest band, with the Classic Module on levels five to nine. This is where most of the 109 units sit, and where the building behaves most like a repeated, regular grid. Operators who want a standard production footprint with direct vehicle access will find their match in this band. Because the floors repeat, comparing one Classic unit with another is mainly a question of level and position rather than of design, and the published floor plans show each level's layout.

Level ten of CT FoodNEX: the Sky Suite

The tenth storey carries the Sky Suite, a module type of its own at the top of the building. Having a distinct top floor gives the development a premium end, and it is arranged separately from the Classic Module floors below. The location page shows how the building relates to the area, and the published specifications give the floor loadings, electrical capacity and container access for each type. Because the top floor is its own module type, an operator who wants it will be choosing a different layout from the repeated floors beneath, and should read its specification separately.

The CT FoodNEX canteen and the neighbourhood

An industrial canteen is built into the development, which serves the people working across all four bands. The surrounding Mandai food zone already includes Sheng Siong's distribution centre, Mandai Foodlink, Foodfab@Mandai and cold-chain logistics providers, and the site is adjacent to the future JTC Sungei Kadut Eco-District. Woodlands Checkpoint is roughly eight minutes away, with quick access to the BKE and KJE expressways, which matters for businesses sourcing across the Causeway or distributing across the island. Locating inside an existing food cluster also means suppliers, shared services and a workforce that knows the trade are already nearby.

Seeing CT FoodNEX for yourself

A site visit is the quickest way to understand how the ramp, the loading bays and the four module bands work together. Viewings can be arranged through the contact page at any stage, and the project's own figures should be checked against the current brochure.
