Dividing the indicative $12.8 million by 77,237 sq ft of land gives about $166 per sq ft of land area. That number is a calculation made for this post, not a figure EdgeProp published: its report of 6 October 2026 on 29 Changi South Street 1 stated no price per square foot. It is arithmetic rather than a valuation, and it carries no comment on rents or on any other industrial property.

The site is a Business 2 plot in the Changi South industrial precinct, offered with vacant possession through an expression-of-interest (EOI) exercise. According to EdgeProp, the EOI closes at 3 pm on 13 November 2026. An EOI is an invitation to interested parties to put forward an offer by a stated cut-off; once the window shuts, the seller decides how to proceed. Business 2 is a zoning category for general industrial activity, and plot ratio is total floor area divided by land area, so a ratio of 1.0 means floor area equal to the land area. The people this notice concerns most directly are manufacturers and logistics operators looking for a site with a building already on it.

For owners and landlords of industrial space, the part of such a notice that repays reading is the fact sheet, because it shows which attributes a seller chose to put up front. EdgeProp reported the land at 77,237 sq ft and regular in shape, the JTC lease at roughly 30 years remaining, and the zoning at Business 2 with a plot ratio of 1.0. On the plot stands a two-storey factory-cum-warehouse of about 49,693 sq ft, which EdgeProp's figures place at a plot ratio of about 0.64.

Three items frame the entry for anyone who holds industrial property: the length of the lease, the zoning, and the gap between the area built and the area the zoning allows. EdgeProp's report puts all three in one passage, and the contrast of 0.64 against 1.0 shows how much of the permitted floor area the existing building uses.

EdgeProp also relayed the marketing agent's view that the plot has a practical layout for redevelopment into a new facility. The characterisation belongs to the agent, and EdgeProp attaches no rent or return to the site. On the surroundings, EdgeProp cites access to Changi Airport and to Singapore's logistics and manufacturing ecosystem, and notes that the ongoing Changi East development, the airport's largest expansion to date, should strengthen the area's role as a logistics hub.

Vacant possession, which EdgeProp lists for this site, means the property is handed over with no tenants in place. For a landlord, it is a reminder that a vacant-possession offer and a tenanted offer are described in different terms. EdgeProp quotes no rents or yields for Changi South, so none appear here.

CT FoodNEX and the Ownership Question

CT FoodNEX is a freehold B2 food factory at 2A Mandai Estate, with 109 production units and one industrial canteen across ten storeys. Its tenure is freehold, a different tenure from the JTC lease in the Changi South offer, and the two are separate properties in separate parts of Singapore. The location page sets out the Mandai setting.

Owners and tenants who follow industrial notices can put a question to the Sales Concierge through the food-factory enquiry desk, and further daily notes sit on the main page.
