Singapore's property investment market logged $10.7 billion in the third quarter of 2026, Knight Frank Singapore reports, a pull-back from $16.2 billion in the first quarter and $15.5 billion in the second. Even with that quieter quarter, the total for 2026 up to the report stands at $42.4 billion, already past the full-year record of $40.7 billion set in 2025, a gain of roughly $1.7 billion over last year's record with a quarter still to be added to the tally. Lining up the three quarters shows how front-loaded the year has been, with the opening half carrying most of the volume and the third quarter settling into a steadier pace.

Melvin Chay, interim head of capital markets at Knight Frank Singapore, points to a full-year figure near $50 billion, which would mark a fresh all-time high for the market and imply roughly $7.6 billion more changing hands in the final quarter alone. He also flags that the prospect of higher interest rates could push some owners to close deals before the year is out rather than wait, a detail buyers tracking the broader market should keep in view as they plan their own purchase timing.

The industrial segment carried unusual weight in the quarter. Industrial transactions reached $2 billion in 3Q2026, more than double the amount recorded the quarter before. JTC's own land programme drove much of that: three Business 2 sites went under the hammer, at Jalan Buroh ($214.4 million), Kaki Bukit ($52.8 million) and 5 Tuas Avenue ($43.4 million), spread across different parts of the island, alongside two worker-dormitory sites at Kranji Close ($343 million) and Lok Yang Way ($221.7 million) that together outsized the Business 2 awards on their own. Combined, the five awards total close to $875 million of fresh industrial-linked land commitment in a single quarter.

For a buyer weighing an industrial purchase, the pattern is instructive. Strong bidding for new Business 2 land points to continued appetite for factory space even as overall deal volume eased from the first half's pace, and a market tracking toward an all-time annual high gives a buyer a clearer sense of where sentiment sits going into any purchase decision. The scale of the dormitory awards also signals that institutional capital is willing to commit to industrial-linked uses well beyond factory floors, a backdrop worth weighing alongside any individual unit's own merits.
